    📋 Description

    ⚠️ GENERAL NOTE OF RESPONSIBILITY • The administrator is civilly liable to the condominium for willful or grossly negligent failure to comply with his legal duties (art. 1436.º no. 4 CC). • Condominium owners are jointly and severally liable for common expenses up to the limit of the shares due in the 2 years prior to leaving the condominium (art. 1437.º no. 2 CC). • Good management requires documental rigor: always keep proof of sending communications (registered letter with acknowledgment of receipt) and record of deliberations. • Recommendation: The administrator must submit an annual activity report to the meeting, even when not required by internal regulations.
